“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Anchorage real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Anchorage Alaska are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Anchorage Alaska.

Choose a real estate agent with experience to help you!
Many buyers start their Anchorage Alaska home search randomly. They see a home listed on a Anchorage Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Anchorage Real Estate agent with a proven track record of not just sales, but of helping buyers. Anchorage Real Estate agents referred by New Quest have experience in helping buyers relocating to Anchorage buy a home for the right price!

Anchorage is located in South Central Alaska, at 61 °13'06"North latitude (about the same as Stockholm and St. Petersburg), -149 °53'57"West longitude (about the same as Hawaii), northeast of the Alaska Peninsula, Kodiak Island, and Cook Inlet, due north of the Kenai Peninsula, northwest of Prince William Sound and Alaska Panhandle, and nearly due south of Mount McKinley/Denali. The city is situated on a triangular peninsula bordered on the east by the rugged, scenic, and eminently hike-worthy Chugach Mountains, on the northwest by the Knik Arm, and on the southwest by the Turnagain Arm, upper branches of the Cook Inlet, which itself is the northernmost reach of the Pacific Ocean. Despite this, the city lacks coastal beaches, instead having wide, treacherous mudflats. Adjacent to the north is Matanuska-Susitna Borough, Alaska. To the south is Kenai Peninsula. -- Source: Wikipedia.com
